Residential work is our first discipline and still our largest. We design around the unglamorous truths of your week — the laundry route, the homework hour, the dog’s favourite sunspot — then layer comfort, light and texture over a plan that already works.
Commissions range from a single sitting room to full brownstone renovations. Where structure moves, our licensed architect draws and files it; where it doesn’t, we spend the budget on joinery, light and surfaces you touch every day.

Residential FAQs
Do you take on single rooms?
Yes — roughly a third of our residential work is one or two rooms. Single-room commissions follow the same four-step method, compressed into four to six weeks.
Can we live in the house during the work?
Usually, yes. We phase noisy work, seal finished rooms, and schedule dusty trades into tight windows. For full-building renovations we’ll tell you honestly when moving out for three weeks saves you two months.
How do fees work?
A paid consultation first, then a fixed design fee tied to scope — never a percentage that grows when your budget does. Build costs are tendered openly with at least two contractors.
Will you work with our contractor?
Gladly, if they’re licensed and insured. We’ll still run weekly site checks and hold the drawings, so responsibility for the design stays with us.
