Overview

140 square metres, zero flow

A corner loft with eleven windows and five awkward rooms — a legacy of three hasty subdivisions. Daylight died ten metres from the glass, and the kitchen sat in the darkest corner like a punishment.

We removed everything non-structural, moved the kitchen to the window wall, and divided the plan with joinery instead of walls: a double-sided storage spine, a copper-lined bar niche, and sliding oak screens for the nights guests stay over.

Approach

Zones, not rooms

Open plans fail when everything competes. We gave each zone its own floor finish, ceiling height cue and light temperature — pale oak and 3000K at the table, a soft rug and 2700K at the lounge — so the space reads as three calm places, not one loud one.

The copper bar niche is the signature: brushed panels that catch the evening sun and bounce it twenty feet into the plan.
